Trail conditions

The trail was closed before anyone set out.

Banks and national rate sites owned every mortgage question, while Wapiti's site was a single page with a contact form.

First-time buyers in Alberta start with questions, not a broker's name: how much can we afford, what does the stress test do, is there a land transfer tax here? Every one of those searches ended on a bank's rate page or a national comparison site. Wapiti had experienced, licensed brokers and better advice — and no path for anyone to find it.

Our brief was a 12-month climb: become the place Albertans learn about buying a first home, then turn that trust into pre-approval applications.

Trail conditions report — the audit

6 findings · 2 closed · 2 hazard · 2 caution

  • TechnicalClosed

    One indexable URL

The whole site was a single page and a JavaScript-only contact form. Search engines had nothing to rank beyond the brand name.

  • ContentClosed

    0 of 1,460 questions answered

Not one page addressed down payments, the stress test, CMHC insurance or renewals — the questions first-time buyers actually type.

  • SERPHazard

    Answer boxes owned by banks

Big-five banks and two national rate sites held 92% of featured snippets and every calculator result for Alberta queries.

  • Trust (YMYL)Hazard

    No visible expertise

No broker bios, licence numbers, sources or update dates — weak signals for a your-money-your-life topic.

  • Structured dataCaution

    No schema at all

No FinancialService, FAQPage or Person markup, so nothing qualified for rich results or clean AI citation.

  • LocalCaution

    Wrong business category

The Business Profile listed 'Mortgage lender' rather than 'Mortgage broker', and the site never mentioned Calgary communities.

02 · The route

Four switchbacks up the face, built on the Content Engine plan.

Content & AI search: a steady climb of tools, guides and structured answers, each switchback gaining height the next one builds on.

  1. Switchback 1

    Calculator tools

    Tools at the trailhead

Three fast, server-rendered calculators — affordability, payment and CMHC — with Alberta defaults, shareable result URLs and the relevant guide right under the answer.

↑ 21,000 uses; 1 in 9 sessions that start on a calculator reach the pre-approval form.

  2. Switchback 2

    Topic clusters

    Marked trail network

Four hubs (first-time buyers, renewals, refinancing, self-employed) with 58 spoke guides, each linking up to its hub and across to the matching calculator.

↑ Hubs rank for 1,200+ queries; internal links pass every new spoke into the index within days.

  3. Switchback 3

    AI Overviews

    Viewpoint ahead

Answer-first paragraphs of 40–60 words, dated figures and cited sources (CMHC, FCAC, Government of Canada) written to be quoted by AI Overviews.

↑ Cited as a source in AI Overviews for 19 tracked Alberta mortgage questions.

  4. Switchback 4

    FAQ schema

    Rest stop with answers

Every guide ends with a sourced FAQ block marked up as FAQPage, plus Person schema for the licensed broker who reviewed it.

↑ 34 featured snippets held, most of them taken from FAQ answers.
